When a piano is more than 5-10 percent of a half step off from standard pitch, it must first be re-tensioned before it can hold a fine tuning at standard pitch. A piano that is more than 20-25 percent of a half step off may require multiple appointments in order to hold a stable fine tuning at standard pitch. Strings break from time to time due to age, rust, or simply not being strong enough. When a string breaks, it's usually during a tuning because that is when it's being moved and stretched. It is the responsibility of the piano owner to pay for the repair or replacement.
Do the keys on your piano wobble from side to side? If so, it may be time to replace the felt key bushings. There are two rails of pins that keep piano keys in place and allow them to function properly. Between the pins and the wood of the key are small pieces of felt, called key bushings. This felt allows the keys to move properly on the pins while also protecting the wood of the keys from repeated impact.
